Pursuant to Article VI, Section 1 of the Bylaws of the Brittany Lakes Homeowners Association, Inc. a meeting of the Directors was duly called and held on April 23, 2020 via conference call. 

IN ATTENDANCE

Representing the Members of the Brittany Lakes Homeowners Association were the following Board members:

  • Kimberly Widener (Director)
  • James Charo (Vice President)
  • Todd Edwards (President)

Absent with apologies:

  • Jeramy Roesler (Director)

Representing Spectrum Association Management, LP was:

Community Manager – Tiffany Sanford

DETERMINATION OF QUORUM

A quorum of Board members was announced, and the general session meeting was called to order at 6:32 P.M.

HOMEOWNER FORUM

Homeowners present were given the opportunity to present discussion items with the Board, the homeowners mentioned the surveyors on W. League City Parkway, fence staining project and a requested variance.

MINUTES APPROVAL

The Board was provided with the minutes from the March 26, 2020 meeting. The Board approved the meeting minutes with one correction to the third bullet to reverse two words.

FINANCIAL REPORT

The Board was presented with the March 2020 financial report.

BUSINESS

  • The Board was presented with the additional proposals for painting the roofs at the pool area. Tiffany is setting up a Zoom meeting for the board to talk with JAK regarding their proposal to replace the roofs.
  • Light Replacement at Willow Pond- The Board requested pricing for fixtures similar to the previous fixtures and would like to inquire if solar options are available.
  • The Board reviewed the proposals to repair/replace electrical items at Lake 1 and approved the proposal from McWilliams Electric.
  • The Board reviewed the proposals to pressure wash the monuments and asked Tiffany to see if Streamline will do it for no additional charge when they are in the areas.
  • The Board reviewed the contract from Lake Pro and unanimously approved.
  • Pool Season 2020- The Board approved the letter to residents and Tiffany will send out the letter next week via E-blast and USPS mail with information to receive wristbands.
  • The Board reviewed a request from a homeowner to install grass at the corner of Brittany Lakes Drive and Brittany Colony. Kiki Landscaping has indicated that due to no sprinklers and the large amount of shade in the area, any grass installed in this area would not thrive.

With no further business to discuss in the open forum, the general membership was dismissed, and the Board entered executive session at 7:41 P.M.

EXECUTIVE SESSION

The Board reviewed items in executive session related to escalated collection and deed restriction matters.

There were no items needing escalated at this time.

ADJOURNMENT

With no other business to discuss, the Board adjourned the meeting at 8:05 P.M.
